Condo boards, staffed by volunteer owners, are legally obliged to have insurance covering their buildings, from common areas like the lobby to the basic structure of the private units. Individual owners are separately responsible for the value of their own furniture and any improvements they make to their condos, like the installation of hardwood floors.  Many realtors, owners, and even board members are unaware of the complexities of condo insurance.
