Condominium Property Manager – London, ON
An exciting opportunity is available immediately in London Ontario!
We are currently looking for a Condominium Property Manager who will be responsible to service and maintain property management accounts including the performance of personnel and the maintenance of the physical properties within his/her portfolio in accordance with the Corporate mission statement, policies and procedures.
Responsibilities:
- Creates an innovative management plan including operating and capital replacement budget for each property under his/her supervision that describes the anticipated operation of the property during the current year as well as following years; places priority on ‘quality management’ and customer satisfaction.
- Organizes the operation of each property under his/her supervision to produce expected results, meet budget targets, profit goals and expected service and performance levels
- Is responsible for all actions that involve or influence the properties under his/her direct supervision
- Implements and administers the day-to-day implementation of a standard operating procedural manual for each property under his/her supervision and updates the manual regular as appropriate; fully understands and carries out all company policies and procedures in dealing with properties, owners, residents and employees under his/her supervision.
- Analyzes the operating results of each property in relationship to its plan and makes recommendations for adjustments to the plan as needed; personally inspects the interior and exterior of each assigned project using approved checklist; prepares detailed recommendations for physical repairs and/or replacement as required.
- Personally completes a detail walk around of each property with each owner/client annually.
- Completes all additional reporting and other duties as requested by management, the owner and approved by his/her supervisor.
- Keeps owners and/or corporate officers advised of significant operational problems and deviations from the management plan by presenting findings and suggesting a recommended course of action to rectify the problem
- Responsible for regular communication and meetings with clients to ensure client expectations are being met and/or exceeded, including attendance at special client meetings, Annual General Meetings, and regular Board of Directors/Owners meetings when required or requested.
- Is accountable to the owner, the company and the province in which he/she operates in ensuring all properties under his/her management comply with all federal, provincial and municipal legislation.
- Attends and passes advanced educational courses and seminars to remain current on industry changes; actively participates in local and/or provincial chapters of related property management disciplines as a representative of the company.
- Ultimately has profit and loss responsibility for each property under his/her supervision
- Oversees collection of income and the management of expenses so as to produce the maximum economic benefit to each property
- Reviews property assessments and files the appropriate appeal notices when required
- Selects, trains, councils and motivates on-site personnel, assistant property management staff and other employees under his/her supervision to bring employees into a common understanding of their goals and how each individual contributes to the company’s client and mission statement; ensures that all on-site staff and staff under his/her supervision fully understand and carry out their day-to-day activities and assigned responsibilities in compliance with established corporate and building policies and procedures and evaluates their performance by means of regular performance evaluations; provides direction to property managers based upon his/her experience.
- Establishes performance goals for the on-site managers and other supervisory personnel so that each job is directed, with teamwork, toward the objectives of the management plan.
- Provides guidance and direction to on-site personnel who have the responsibility for the day-to-day operation of each property under his/her supervision.
Qualifications:
- RCM (Registered Condominium Manager) designation preferred.
- 2-3 years experience in managing condominium properties.
- Training in property management or related discipline.
- General construction and maintenance understanding.
- Strong organizational and negotiating skills, excellent business management skills and strong analytical and problem solving skills.
- Demonstrated understanding of financial statements
- Computer proficiency in Microsoft Office software including Word, Excel and Outlook (Yardi Property Management preferred by not required)
- Supervisory experience in managing properties and staff and proven ability at directing others.
- Demonstrated ability to learn and adapt to new software programs
- Excellent organizational, verbal, and written communication skills
